Plans unveiled for new industrial park along I-35

Albuquerque, New Mexico-based Titan Development is doubling down on industrial space along the Interstate 35 corridor with its announcement of the 312-acre Titan Industrial Park: North.

The newly planned industrial park just north of the growing I-35 corridor will accommodate buildings of more than 1 million square feet with space for up to 4.5 million square feet. A majority of the park will be in Schertz, just west of Doerr Lane and between two railroad tracks.

The land is owned by Schertz 312 LLC, an entity tied to Kevin Reid, Titan’s founder and board chairman. Reid was also previously CEO of Reid & Associates, a San Antonio-based construction company with offices in New Mexico and Florida, until it was acquired in April by Albuquerque-based HB Construction. Titan and Reid & Associates were started by Reid in 1999.

Before the new park begins to go vertical, the site will undergo extensive infrastructure improvements, starting with a $4 million phase one improvement. Once the infrastructure is laid, the park will be the only shovel-ready property in Comal, Guadalupe and Bexar counties that could house a single-user warehouse with 1 million square feet of contiguous space, the company said. The infrastructure upgrades include 3,500 linear feet of roadway and associated sidewalk improvements, 6,100 linear feet of 12-foot water line, 1,600 linear feet of 8-foot wastewater line, and industrial grade electrical hookups across the entire site. The combined infrastructure plan will make the site shovel-ready within the next few months.
