Broker: Houston tech co.’s sublease was ‘a good 40 percent’ below typical Uptown rent

Houston-based Onit Inc., an enterprise and data technology firm, wasn’t dead-set on relocating from its Heights headquarters into sublease space.

But it’s hard to pass up modern, competitively priced sublease space from one of the largest oil and gas companies.

Griff Bandy, a partner at Houston-based NAI Partners, represented Onit Inc. in its sublease of 20,509 square feet in 1360 Post Oak Blvd. from BHP Billiton (NYSE: BHP). Cushman & Wakefield’s Morgan Relyea Colt represented BHP. The space is modern and nearly move-in ready; a company spokesperson said Onit doesn’t need to do much more than repaint the walls to match the company’s branding.

Bandy, who worked with Onit on finding its new headquarters for around a year, spoke with the Houston Business Journal about the process of landing competitive sublease space and where tenants can find the best deals in Houston.
